What it is

A subcontract is a promise about one part of a building, kept inside someone else's programme.

Under a subcontract we take responsibility for a defined scope within a project you lead: a structural phase, the envelope, the finishes, or a single installation package. We bring the labour, the teams, the supervision and the execution, coordinate our own workforce and any specialists we engage, and fit the work into your sequence. We also complete works another subcontractor left behind, after an inspection and a written record of the condition we found.

  1. A package foreman

    One lead for the package who takes sequence from your site management and answers for our scope.

  2. Method statement and risk assessment

    How the package will be built and made safe, submitted before we start and kept current.

  3. A package programme

    Keyed to your master programme, with the interfaces to other trades marked.

  4. Daily records, weekly progress

    Labour, plant and progress recorded daily; a weekly summary against the package programme.

  5. Stage quality records

    Inspections and sign-offs at each hold point, so nothing is covered up unchecked.

  6. A package handover

    The scope handed back inspected, snagged and documented, with as-built information where it applies.

    Coverings, membranes, insulation and the details where roofs fail.

    Façade and external insulation

    Rendered and clad systems, with the substrate preparation they depend on.

    Screeds, plaster and render

    Internal and external wet trades, levelled and cured to programme.

    Tiling, flooring and painting

    Finishing packages where the tolerance is what the client sees.

    Drywall and interior finishing

    Partitions, ceilings, doors and the final decoration.

    Completion of unfinished works

    Taking over a scope left incomplete, after inspection and a condition record.

The situations clients ask about before a subcontract. Anything else, ask directly.

Ask us

  1. Lump sum or re-measurable?

    Whichever your documents support. Where quantities are firm we price a lump sum; where they are not, we re-measure against agreed rates. The subcontract states which applies to each part.

  2. Can you start on a site that is already running?

    Yes. We need the induction, the attendances and a look at the interfaces with the trades already there. A running site with a clear sequence is easier than an empty one without.

  3. Who coordinates with the other trades?

    Your site management sets the sequence. Our foreman works within it and raises clashes early, in writing, rather than building around them and arguing later.

  4. Will you take over another subcontractor's unfinished work?

    Yes, after an inspection and a written record of the condition we found. Our responsibility runs from that record forward, so what came before stays where it belongs.

  5. Do you bring your own subcontractors?

    For specialist parts of a package, yes, named in advance and under our responsibility. Regulated installations go through licensed installers we coordinate.

  6. What if the programme slips for reasons outside our package?

    We record it, agree revised dates with you, and deal with the time and cost effects through the procedure the subcontract sets, not through a dispute at the end.
