What it is
General contracting means we carry the building, not just a trade on it.
Under a general contract we are responsible for the finished building, not for a list of trades. We plan the programme, run the site, bring in the licensed installers each package needs and sequence every trade against the drawings. The same company takes individual packages and phases as contractor or subcontractor where a project is led by someone else, and covers the civil engineering and specialised works that form part of a building.

What the contract covers
Everything below is inside the engagement. Anything not listed is named as an exclusion in the quote, so there is no third category.

Setup, welfare, security, deliveries, coordination of every trade, and the daily supervision of the work.

Structure
Earthworks, foundations, concrete and reinforced concrete, masonry, and steel or timber frames.

Envelope
Roofing, façade, thermal insulation and waterproofing, windows and external doors.

Installations
Electrical, plumbing, heating and cooling, delivered through the licensed installers the law requires and coordinated by us.

Finishes
Plaster, screeds, tiling, flooring, drywall, painting, joinery and metalwork.

Procurement
Materials, plant and equipment bought or hired to the specification and scheduled to the programme.

Health and safety
Run under Serbian regulations with a named responsible person, inductions, and the protective equipment each task needs.

External works
Drainage, paving, boundaries and landscaping where they are part of the drawings.

Questions
Asked before
signing
The situations clients ask about before a general contract. Anything else, ask directly.
Can you start before the permit is issued?
Preparatory work that does not need the permit can begin, and the programme is set so the work that does need it starts the day it is granted. What we will not do is build ahead of an approval.
Can we change finishes once the build has started?
Yes, up to the point in the programme where that finish is ordered or installed. After that a change costs time as well as money, and we tell you both before you decide.
What if the drawings have gaps or errors?
We raise them at the review stage, and again the moment one shows up on site. Where a detail cannot be built as drawn we propose a way to build it and take it back to the designer for approval.
Will you take over a project another contractor started?
Yes, after an inspection of what is built and a written record of its condition. The contract then covers the work from that point, so responsibility for what came before stays where it belongs.
What guarantee applies to the work?
The guarantee periods set by Serbian law for construction works, stated in the contract. Product warranties from manufacturers and installers are handed to you at handover.
Do you work outside Kragujevac?
Across Serbia for projects of the right size. Distance changes logistics and crew accommodation, and both are priced openly rather than hidden in the rates.
