What it is
Coordination means the drawings agree with each other, and with the site, before the concrete is poured.
Regulated design work in Serbia is done and signed by licensed architects and engineers, and we do not sign what we are not licensed to sign. What a builder brings to design is knowledge of what can be built, in what order, for what money. We coordinate architectural design, structural engineering, electrical and mechanical systems, energy efficiency and BIM models onto one programme, engaging licensed designers and specialist firms where we do not hold the licence ourselves, so the documentation that reaches the permit office and the site is complete, consistent and buildable.

Questions
Asked before
signing
The situations clients ask about before a design coordination engagement. Anything else, ask directly.
Are you licensed architects or engineers?
We coordinate. Regulated design is produced and signed by licensed architects and engineers, either on our team or engaged by us for the project. We do not sign what we are not licensed to sign, and we say so on the first day.
Can you work with my own architect?
Yes, and often that is best. We coordinate your architect with the engineers and with the site, and bring the buildability view your architect may not have.
Do I need BIM?
For a small house, rarely. For a building with complex services or several designers, a coordinated model finds clashes on screen that would otherwise be found by a crew with a drill. We recommend it only where it pays.
Who signs the drawings?
The licensed designer responsible for each part, as the law requires. Our name appears as coordinator, not as designer.
What if the authority asks for changes?
We manage the response with the designers and resubmit. Changes that come from the brief are priced; changes that come from the authority's reading of the rules are handled as part of the stage.
Can design and construction overlap?
Partly, and only where the permit allows. Early packages such as earthworks can proceed on approved documentation while later stages are still being detailed. We plan the overlap rather than letting it happen.
