What we do

Our mission

We are builders, not brokers. We hold the contract, we run the site, and the trades on it are ours.

We are an integrated construction company from Kragujevac. We employ and lead our own crews, take subcontract packages, act as general contractor and deliver turnkey projects end to end, across Serbia. Where the law requires a licensed architect, engineer or installer, we bring one in and coordinate them on our programme. We price from the drawings, we put the scope in writing, and we answer for the building when it is finished.

We intend to develop and build our own residential, commercial and tourism projects, as investor, developer and contractor at once, with the build cost known from the first appraisal because the builder is in the room. Contracting for others is how we get there, and how we prove we can.

How we work

Eight stages, the same on every job, whether we are building one floor of someone else’s scheme or the whole building.

  1. 01

    We walk the site

    Before anything is priced we stand on the ground: access for lorries and cranes, levels and drainage, where the water, power and sewer connections actually are, what the neighbours will tolerate, and what is already standing that has to come down or be worked around. Half the cost surprises on a build are things a drawing does not show and a visit does, so we take the visit first and the pencil second.

  2. 02

    Drawings and scope reviewed

    We read what you have, whether that is a full permit set with structural and services drawings or a sketch on a page, and write down exactly what is included and what is not. Where the design is silent we say so, where two drawings disagree we flag it, and where a detail cannot be built as drawn we say that too. Gaps between the design and the reality get raised now, in a meeting, rather than later as a variation with a price attached.

    Priced line by line

    You get quantities, unit rates and a clear list of exclusions, not one round number with the reasoning hidden behind it. Every item can be questioned and compared, and if you want to take a scope out or add one in, the effect on the total is visible rather than negotiated. Where the design is unfinished we mark the item provisional, state the assumption it rests on, and say what would move it.

    Contract and programme

    Scope, price, payment stages, responsibilities and dates go into a signed contract with a programme behind it, so both sides know what happens on which week and what counts as done at each stage. Payments are tied to milestones you can see on site, not to dates on a calendar. Changes are agreed in writing before the work is done, which protects your budget as much as it protects us.

    Teams mobilised

    Crews, trades and a named foreman are assigned to your site rather than borrowed from another job when it goes quiet, so the people who start the work are the people who finish it. Health and safety planning, inductions, welfare, fencing and site setup happen before the first load of material arrives. Where a package needs a licensed installer, they are booked into the programme now, not found when the wall is already up.

  6. 06

    Materials and plant

    We procure to the specification and to the programme, so deliveries land when the trade that needs them is on site, not weeks early and in the way, or a day late with a crew standing idle. Substitutions are only made with your agreement and for an equal or better product. Machinery and equipment are arranged the same way, owned, leased or hired, and sized to the job rather than to what happens to be in the yard.

  7. 07

    Built and supervised

    The work runs under daily supervision with quality checked against the drawings as it goes, not at the end when correcting it means taking something apart. You get regular progress reporting with photographs, a straight account of what is ahead or behind, and the reasons why. Problems reach you while they are still cheap to fix, and decisions that are yours to make are put to you with options, before the fact.

  8. 08

    Snagging and handover

    We walk the finished building with you, write the snag list together, close it, and walk it again. Handover comes with the documentation the building needs: as-built drawings where they apply, certificates for the installations, warranties, and the practical information on how the systems are operated and maintained. The job is finished when you sign it off, not when we leave the site, and we stay reachable after that.

Building work, residential and non-residential. That runs from a single family house to apartment buildings, offices, halls, warehouses and hospitality projects. We take whole buildings as general contractor, or one defined package inside someone else's project as a subcontractor. If it is a building and it needs to be built, it is our work.

Both, depending on what the project needs. On private projects we usually hold the whole contract and carry the site. On larger schemes led by another contractor we take an agreed scope, deliver it to programme, and coordinate our own teams within their site rules. Neither role is a sideline for us.

Yes. Other contractors and investors use us for crews and skilled trades with a foreman who actually runs them, rather than bodies dropped on a site. That is arranged under a proper contract for works or services, so the responsibility for output, safety and supervision is written down before anyone starts.

Off the drawings and a walk of the site, priced line by line, not as one round figure. You get quantities, unit rates, what is included and what is deliberately excluded. Where the design is not finished yet we say which items are provisional and what would move them, so the number can be trusted.

Licensed professionals, always. We coordinate design, structural, electrical, mechanical and energy documentation as part of delivering a project, and where the work is regulated it is carried out and signed by the licensed architects, engineers and responsible contractors who are entitled to do it. We do not sign what we are not licensed to sign.

Where we meet the qualification requirements for that particular tender, yes, as main contractor, subcontractor or as part of a consortium. Public procurement sets its own bars on references, personnel, technical capacity and licences, and those are checked tender by tender rather than assumed.

Yes. Turnkey means we carry it from the first line on the drawing to a building you can walk into: structure, envelope, installations, finishes, snagging and handover. One contract, one programme, one party answering for the result instead of eight trades pointing at each other.

Masonry, concrete and reinforced concrete, roofing, façade, thermal insulation and waterproofing, tiling, flooring, plastering, painting, drywall, carpentry, joinery and metalwork. Electrical, plumbing and HVAC are delivered through the licensed installers those trades legally require, coordinated by us on the same programme.

Kragujevac and the Šumadija district are home, and we travel for projects of the right size across Serbia, Belgrade and Novi Sad included. Distance mainly changes logistics and accommodation for the crews, and both are priced openly rather than buried in the rate.

Permits are issued to the investor, not to the builder, but you are not left to work it out alone. We coordinate the technical documentation with the designers, tell you what each authority will want and when, and time the programme around the approvals so the site is not standing still waiting for paper.

As a condition of working, not as paperwork filed after an accident. Sites run under Serbian health and safety rules with a named person responsible, inductions before anyone starts, and the protective equipment that each task requires. Subcontractors on our sites work to the same standard or they do not work on them.

That is where the company is heading. Avon Urban Development was set up to act as contractor now and as investor and developer later, on residential, commercial and tourism schemes of our own. Contracting for others is what funds and proves the capability to do it.
